Ground Lease and Short-Term Net Lease Investment Program Acquisition Guidelines

Investment Types:

  • Industrial, Office, Medical Office, Retail, Hospitality

Acquisition Parameters:

  • Ground Leases
    • Long-term – 50+ years
    • Annual or periodic rent escalations; periodic CPI adjustments
    • NNN structures
    • Existing leases or ability to separate into fee and leasehold positions
  • Short-term Single Tenant Leases
    • 1-7 years remaining
    • Preference for rents and price/sf at or below market/replacement cost
    • NNN or NN lease structures
    • High probability of existing tenant renewal
    • Existing or short-term sale-leasebacks will be considered

Geographic Preference:

  • National with a preference for Western part of the country

Transaction Size (per property):

  • $5,000,000 – $50,000,000, larger transactions will be considered

Closing:

  • All cashor assumption of favorable financing
  • Can close in 10 days on acquisitions up to $20,000,000 and within 30 days for larger transactions
