Acquisition Parameters:
- Ground Leases
- Long-term – 50+ years
- Annual or periodic rent escalations; periodic CPI adjustments
- NNN structures
- Existing leases or ability to separate into fee and leasehold positions
- Short-term Single Tenant Leases
- 1-7 years remaining
- Preference for rents and price/sf at or below market/replacement cost
- NNN or NN lease structures
- High probability of existing tenant renewal
- Existing or short-term sale-leasebacks will be considered
Geographic Preference:
