Case Overview
In October 2018, BH Properties acquired a vacant 100,000 sf industrial property on 10 acres in El Paso, Texas. The one-story building was originally constructed in 1981 and used by Dial Electronics as a manufacturing facility. The property is well-located on El Paso’s East Side, where there is a good labor pool for both industrial and customer service/call center-type employers.
Following the acquisition, BH entered a long-term lease with Teleperformance, a public-traded company headquartered in Paris, France that provides customer acquisition, customer care, technical support, debt collection, social media, and other services around the world. BH redeveloped the property into a 700–seat customer service facility for Teleperformance, which involved a complete remodel of the building’s interior from manufacturing to modern high-density office space, the addition of exterior windows, façade remodel, and major parking expansion. This repositioning project had a total cost of $11M, demonstrating BH’s ability to buy vacancy and rework an asset to suit tenant needs.
